• Is the gate staffed, automated or resident-only?
• Are there HOA, CDD, club or capital-contribution fees?
• Are roads privately maintained?
• Are there leasing restrictions?
• Are there architectural, pool, fence or parking restrictions?
• Is club membership optional or mandatory?
• How are guests, contractors and deliveries handled?
